Who is the developer of Capitol Cove?

How many homes in total will there be?
A total of 96 homes (including 1 and 2 bedroom floor plans) ranging from 1 bed/1 bath at 654-754 SF to 2 bed/2 bath at 991-1,174 SF with the first homes estimated to be delivered in November ’08.
 
How many acres are there?
5.5 acres located on the Riverwalk in downtown Providence
 
Are there any age restrictions at Capitol Cove?
This is not an age-restricted community.
 
What are the condominium fees?
Not yet finalized, but expected to be around $300 per month.
 
Who will manage the Condominium Association?
Not yet determined
 
What is the tax rate in Providence?
$22.84 per thousand, NEW 2007-2008 Tax Rate.
 
What are some of the standard interior features of the home?
Stainless Steel Kitchen Appliances, Granite Countertops w/tile backsplash in the kitchen, Hardwood Flooring throughout Entry, Kitchen and Great Room and Decorator Quality Carpet in numerous colors planned for the other rooms
 
What type of utilities do you have?
Clean and Efficient Gas Heat
 
Is there a warranty with the homes?
Yes - 1 year warranty.
 
What parking accommodations are planned?
1 garage parking space is allotted for each 1 and 2 bedroom home. This is covered parking in a two level heated garage (attached-under) with optional secure storage. Additional parking spaces will be available for purchase on a first come first serve basis. This Garage will have a security system.
 
Do the homes have multiple levels or lofts?
Yes, 20 of the homes have 2 levels and 4 of the homes have 3 levels. The remaining homes are all single level living. All homes will have a minimum ceiling height of 9ft.
 
Is there additional parking for our guests?
This is still being worked out. There is a number of public parking areas nearby where people can park for either free or very inexpensively. The Providence Place Mall only charges $1 for the first 3 hours of parking and is a short 5 minute walk away. There is also a small pay lot right next to the site in front of the Citizen’s Building.
 
How will the outside grounds be developed? (Landscaping, common area, etc)
A lot of landscaping will be done around these buildings in order to give these homes a park like feel when stepping outside. This is a unique feature at Capitol Cove and is not typical for an urban condominium.
 
How do we receive our mail?
There will be a mail center just inside the main entrance of the building.
 
What is your reservation process?
A non-binding reservation agreement and a $2,500 reservation deposit.
 
What do the condominium fees cover?
Master Insurance, Exterior Maintenance, Landscaping, Snow Removal, Refuse Removal, Ground Lease, Shared Interior Common Areas and Onsite Amenities (need to confirm all of this)
 
How many floors will there be at Capitol Cove?
There will be two levels of parking and 5 living levels above the parking garage. Most of the lower level (1st level) of parking will be underground. Building is multicolored warm shades of brick.
 
Will there be a Club House, Pool, Amenities?
There will be a temporary fitness center located in the building (until a permanent State of the Art Fitness Center is built on the 5.5 acre site).
 
How are the homes being assessed?
We advise homeowners to assume 100% assessment for their calculation of Real Estate Tax. In other words, assume the total purchase price.
 
Will they have balconies?
Yes, some homes will come with balconies
 
Is there a fireplace?
None of the homes will have a fireplace.
 
Are there interior sprinklers in each home?
Yes, it will be fully fire sprinklered building for ultimate safety
 
Are pets allowed?
Condominium Documents not yet finalized, but it is anticipated that one household pet (with restrictions) will be allowed.
